Low Cost/No Cost Marketing:
Educate buyers on your website about advantages of your product and why they need your services.
Blogging: wordpress.com, realtownblogs.com, activerain.com – should blog once a week
Use flip videos to record client testimonials to put on blogs (put them in Windows movie maker, save as WMV file and them embed them in powerpoint.
Use handwritten notes to potential clients
Merge postcards to email. Can create postcards in Word (using template), use snipping tool to send postcard through email. Open new word document, paste and save postcard. Do mail merge through Outlook.

No Dead-End Deals: Send these things out to your clients once a week for eight weeks after closing, to help maintain the relationship (can make all of these in Windows):
Week one: Change of address postcards
Week two: change of address labels
Week three: note cards with picture of their home on them
Week four: Home Inventory
Week five: Homeowner’s Tax Worksheet
Week six: mortgage accelerator
Week seven: calendar with your name and picture of their new house
Week eight: recommended contractors
Getting Past No:
Never negotiate from a position of weakness. The one with the power is the one with more options. Realtors have more options than sellers when it comes to listings, because of the marketing advantages and resources that they have. “Great marketing is the promotion of a product or service in such a way as to make the selling of that product or service unnecessary or obsolete.” By the time you get to the seller’s door for a listing appointment, the sale should already be made, because of the job you have done to market yourself to the public. Realtors should have a lot of information to share with sellers. It helps them to trust you.
